Custom Home Builds in Oakville & the GTA

Most custom home projects go wrong before design ever starts — on the land. A lot that looked fine at asking price turns out to have a protected tree inside the build envelope, grading that needs engineering, or zoning that won’t carry the house you sketched. By then, you own it.

Golden Brick Homes works differently because its principal holds two licences. As a broker registered with Royal LePage Certified Realty, Brokerage, Rahul Kumar values and vets the land; as an HCRA-licensed, Tarion-backed builder we design and construct on it. One practice, one point of accountability, from the first site visit to the final walkthrough — and nobody to point fingers at when the land and the plans don’t line up.

Feasibility before design. Before we draw anything, we confirm what your lot will actually support: zoning and setbacks, frontage and lot coverage, trees and canopy, grading, servicing, and any heritage or conservation constraints. You get a realistic budget envelope up front — built from what a build here actually costs, and set against whether building beats buying — not after permits, when changes are expensive.

What’s included:

  • Lot feasibility review — zoning, trees, grading and servicing
  • Fully custom floor plans and architectural design
  • Municipal permit management, start to finish
  • Premium material selections — stone, hardwood, custom millwork
  • A dedicated project manager from groundbreaking to key handover
  • Tarion warranty protection through HCRA authorization

Where Are You Starting From?

Three common starting points. Pick the one that sounds like you — each leads to a free, no-obligation first step.

  • I already own the lot. You have land in Oakville or the GTA. We review what it will actually support and give you a transparent ballpark build budget before you commit to drawings.
  • I need to find a lot first. Join the Lot Buyer Registry and we search on your behalf — on MLS daily and owner-direct — vetting zoning, frontage and servicing with a builder’s eye before you ever see it.
  • I need to sell my current home first. Most of our clients fund the build by selling the home they’re in now. Get a free valuation and see exactly how it fits the build budget.

Frequently Asked Questions

How long does it take to build a custom home in Oakville?

Based on the eight stages above: 1–2 weeks for the initial consultation, 2–3 weeks for site evaluation and feasibility, 4–8 weeks for architectural design, 3–5 weeks for material selections, 6–10 weeks for permits and pre-construction, then 6–12 months of construction and 2–4 months of interior finishing. Most projects run roughly 14 to 24 months from first meeting to key handover, depending on home size, site conditions and municipal review times.

Do I need to own a lot before I contact you?

No. Clients come to us from three starting points: you already own the land, you still need to find a lot (our Lot Buyer Registry searches on your behalf and vets zoning, frontage and servicing before you see it), or you need to sell your current home first to fund the build. Because our principal, Rahul Kumar, is also a registered real estate broker alongside the builder licence, we can help with any of the three.

What does “feasibility before design” actually involve?

Before we draw anything, we confirm what your lot will support: zoning and setbacks, frontage and lot coverage, trees and canopy, grading, servicing, and any heritage or conservation constraints. Finding out a lot won’t carry your plan is far cheaper before you have paid for drawings than after permits are filed.

Are you licensed, and is the home warrantied?

Yes. Golden Brick Homes is authorized by the Home Construction Regulatory Authority (HCRA), and every home we build is backed by Ontario’s new home warranty program through Tarion. Our principal, Rahul Kumar, is also a real estate broker registered with Royal LePage Certified Realty, Brokerage, so the same person who values your land is accountable for building on it.
